All applicants are subjected to a national credit check service that provides us with a full credit report and rental history of each applicant.  This report is obtained on an immediate basis via computer modem transfer of data and a report is generated and printed immediately for analysis. Further - we check references and interview prospective applicants before showing them any rental property and make sure that it appears the property and the prospects will be a good match. The prospective tenants pay an  application processing fee which covers the cost of this service.  No unit is rented without this process being completed.

RENTAL SERVICE: .

Scott Brown Properties will coordinate efforts to obtain a tenant for your property as quickly as possible so as to minimize vacant time.  Each property is listed online at www.rentdenton.net with a picture for easy viewing.   Some properties will be placed in the rental section of the MLS (Multiple Listing Service of the Denton/Wise County Board of REALTORS.  A distinguishable Scott Brown Properties  FOR LEASE sign will be placed on the property.  An ad will be placed in the Denton Record Chronicle classified newspaper, (other area papers as appropriate), a promotional flyer / list of rental properties prepared and distributed to real estate agents and to other real estate sales, leasing and management firms in the North Texas area. All rental properties are also placed on our web site. We have ads continuously running in the Denton Record Chronicle in the rental section and we receive anywhere from 3-5 calls or more per day (sometimes up to 10) inquiring about the availability of rental property in the Denton and North Texas area. We also get several daily drop in visitors seeking assistance.  A list of all our available  properties is maintained on our front desk and freely distributed to all visitors to review. 

PROPERTY MANAGEMENT: .

Scott Brown Properties will be responsible for your property throughout the management agreement term. We will act on your behalf as if we owned the property subject to your special needs. We will check on the property periodically and prepare a written report as to the status of any situation and forward to you each month as appropriate along with a statement of income and expense. In the event of any question or situation that warrants it - we will call you or e-mail you immediately. We act on your behalf in dealing with the tenants for any and all problems - 24 hours per day - 7 days per week.

MAINTENANCE REPAIRS: .

Scott Brown Properties will oversee and arrange for any and all needed repairs, maintenance, improvements, etc. that may be required. We have arrangements with area contractor services to provide any and all services that may be needed. Depending on the nature and extent of the service needed - we will arrange for the repairs to be made and, if appropriate, obtain bids as agreed upon and present them to you for your review and acceptance prior to the work being done. We provide a copy of the actual invoice each month in our monthly report to you. Some maintenance/repairs - in whole or in part - may be the responsibility of the tenant and if so - we will bill and collect the tenant’s portion. All will be reflected in your monthly statement. Some owners may elect to handle needed repairs directly - in whole or in part - and this is fine and subject only to both parties agreeing on how it will be handled such that needed repairs are handled in a timely manner. We have clients that are local and want to be involved in the operation / maintenance of their property - as well as those that do not and/or are located out of the state - and even out of the country. We will tailor our services to suit your needs. We can also refer you to any number of contractors to provide you with whatever services you need and you can make arrangements for the needed repair yourself.  Many homeowners elect to purchase a home warranty program that will cover repairs to many mechanical systems of the home.  We can arrange for this as well.

Residential Properties:

We will advertise your property on the Internet at www.rentdenton.net, in the Denton Record Chronicle,  place a sign in the yard and, when deemed appropriate, in the REALTORS Multiple Listing Service.  We maintain a list of available properties at all times with what is available now and what is available in the near term.  This list is freely handed out to all who come as well as displayed in our lobby and in an information box by our front door for after hours visitors to pick up.  We also offer a free rental service to tenants. Calls and inquiries are handled by our experienced leasing agents. When you list your property with Scott Brown Properties, there is no lag time bringing your property online or waiting for signs & advertising. Our agents search their customer database and often get your property exposure the same day it is listed with us.   With our portfolio of several hundred rental properties we have signs in yards all over town and ads running at all times.  We are also in the yellow pages and online.   We also generate traffic by extensive word of mouth, referrals and from the 70 + real estate agents that work out of our office.  Since we have been in business in Denton for a dozen years we are well established.  If ANYONE is in the market to lease a residential property in Denton - they WILL make Scott Brown Properties one of the calls they make to find a property.
